Our sales managers will always do extensive research prior to valuing for your sale into current market prices and recently sold properties to give an accurate and honest assessment of your value. We will also give an honest assessment as to whether your timing is right as we are firm believers in achieving the quickest sale for the best price, and if market conditions won’t enable you to achieve one of those two factors, we will always be up front and tell you.

Marketing your property

London is a constant hot bed of property activity and will always retain its title as most popular location for property investors. Marketing your property should be easy right? In theory yes, but when there are so many properties for sale in the market, how do we ensure that any noise your property makes is not drowned out by the volume of the market.

Our most important strategy is to ensure all properties that we list are marketed with detailed photos, floorplans, virtual tours and EPCs. Too many properties are listed online without all their particulars just for the sake of getting a property listed and adding stock to an agency’s website. We never do that! All properties must meet our high standards before we will make a listing live.

Negotiating

We will ensure that all offers made on your property are always communicated to you, regardless of the offer itself. We will also detail the status of the buyer, if they are in a chain, cash or mortgage buyer and obtain proof of funds and mortgage offer if necessary.

Once you have all the facts you will be in a better position to decide about an offer. We will always give our professional advice as to whether to accept an offer, particularly in the case of multiple offers. We will also take market factors into consideration, and if you aren’t in a rush to sell, and the market is not right, we will advise you to remove your property from the market until a better time. Prospective buyers will always try to make a lower offer if they have seen that a property has been on the market for some time.

Completing

Once you have accepted your offer, it is the turn of the solicitors to take up the process. Firms for the seller and buyer will be in contact with one another and ensure that enquiries and searches are raised and conducted. Usually a 10% non-refundable deposit is payable by the buyer upon exchange of contracts.

While the completion process takes place, we will remain in the background, ready to recommence marketing, should your sale fall through for any particular reason.
